Skilled professional route

For employees whose salary and qualifications meet the threshold the authority sets for this category. What the file needs:

The salary threshold for this route is set by the authority and has been revised before — it currently sits well above a typical professional salary, and the employment contract registered with MOHRE is what the authority checks against, not the offer letter. If your registered contract shows a lower figure than you actually earn, that gap needs fixing before you apply.

Property owner route

For owners of qualifying UAE property. What the file needs:

The mortgage NOC catches people out. If there is any finance on the property, the bank has to confirm both that it permits a visa against it and how much is paid off — and banks do not always issue this quickly.

Renewing a Golden Visa

A Golden Visa runs for ten years, but the labour card attached to it for employed holders is renewed on its own cycle. That renewal covers labour card typing, submission, labour insurance and labour fees, and comes to roughly AED 700 in government fees, with our service fee at AED 500 plus VAT.

This is the part holders most often miss. The visa itself is valid for a decade, so it is easy to assume nothing needs doing — and then find a transaction blocked because the labour card lapsed years into the term.

Where Applications Fail

Applying under a category you do not qualify for. The categories are specific, and an application that does not meet the threshold does not get negotiated down — it simply does not progress. We assess which route you realistically qualify under before anything is submitted.

A registered contract that does not match reality. The authority checks the MOHRE-registered contract, not what you actually take home. Allowances paid outside the registered salary do not count.

Attestation started too late. Degree certificates issued abroad need the full attestation chain, and that runs on the issuing country's timeline, not yours.

A missing NOC. Whether from a current sponsor or a mortgage bank, this is the document most often outstanding when everything else is ready.

Health insurance that has lapsed. Cover has to be valid at the point of application, and a policy expiring mid-process means resubmitting.
