Ejari Registration in Dubai: Tenancy Contract Registration and Renewal
Ejari is the Dubai Land Department system that records tenancy contracts in the Emirate of Dubai. Registration produces an electronic contract registration certificate, which Dubai processes ask for whenever a lease has to be proved.
The Land Department lets you register or renew through the Ejari system on its website, through the Dubai REST app, or at a Real Estate Service Trustee centre. The fees and documents differ by route, and both are published. This page uses the Land Department's own service page.
PROXPAT handles the paperwork for companies and individuals: checking the unified tenancy contract, collecting the right documents and completing the registration or renewal.
What Ejari Registration Costs
| Fee | Dubai REST app or DLD website | Real Estate Service Trustee centre |
|---|---|---|
| Registration | AED 100 | AED 100 |
| Knowledge fee | AED 10 | AED 10 |
| Innovation fee | AED 10 | AED 10 |
| Service partner fee | AED 55 plus VAT of AED 2.75 | AED 95 plus VAT |
| Total | AED 177.75 | AED 220 |
The digital route is the cheaper of the two. Trustee centres suit contracts that need originals checked in person or a power of attorney reviewed.
Who Can Register the Contract
- The applicant must be the tenant, or a legal representative holding an official power of attorney.
- The landlord must be the property owner, or a legal representative holding an official power of attorney.
- To register through the mobile app, both tenant and landlord must be individuals, and the owner's data must be current.
Company leases and cases with a power of attorney are usually handled at a trustee centre. See government documentation processing.
Documents the Land Department Lists
| Channel | Documents |
|---|---|
| Dubai REST app | Copy of the unified tenancy contract, for individuals and companies |
| Trustee centre | Original unified tenancy contract, Emirates ID presented in person, and an official power of attorney where one applies. A power of attorney issued in another emirate must be attached |
A power of attorney issued abroad needs legalisation first. See certificate attestation and legal translation.

The Land Department gives the service duration at a trustee centre as 25 minutes, excluding waiting time.
Renewing an Ejari Contract
Renewal runs through the same service as first registration, on the same fee scale. Renew when the tenancy renews, so the registered contract always matches the lease dates on your other paperwork.
Companies renewing an office lease usually renew the trade licence around the same time. See trade licence renewal.
Where a Registered Tenancy Contract Is Used
- Company files, where the office lease has to be evidenced.
- Dubai Land Department transactions that rely on a registered contract.
- Service applications that ask for the electronic contract registration certificate.
Check the exact document list with the authority handling your application, because requirements differ between services. For company setup leases, see Dubai mainland company formation.
